What 2 BHK interiors in Mumbai really cost, what quotes leave out, and how to compare offers fairly.

Short answer: there is no single price for a 2 BHK. Published Mumbai guides show a very wide spread, from a few lakhs for essential work to several times that for premium finishes, because scope, materials and hardware change the total more than flat size does. The only number you can rely on is an itemised BOQ built on your own flat after a site visit.

If you have asked three designers for a quote on the same flat, you have probably received three very different numbers. That is normal, and it rarely means one of them is cheating. What "interior cost" can actually include

When people say "interior cost", they may mean any mix of these four layers:

  • Civil and services: changing walls, flooring, tiling, electrical points, plumbing and waterproofing.
  • Custom carpentry: modular kitchen, wardrobes, TV unit, storage beds, study or pooja units. This is usually the biggest block because it is made to measure.
  • Finishes: paint, false ceiling, lighting, wall panelling, wallpaper.
  • Loose items: sofa, dining table, curtains, rugs, decor and appliances.

A quote that covers only carpentry and paint will always look cheaper than one that also includes civil work and lighting. Before comparing totals, check which layers each quote includes.

Full home with civil changes versus only kitchen and wardrobes can differ several times over.

2. Material and thickness

3. Hardware

Hinges, channels and drawer systems are hidden, but they decide how the kitchen and wardrobe feel after three years.

4. Kitchen layout and size

A larger or more complex kitchen layout needs more units, a longer countertop and more accessories.

5. Finish level

Laminate, acrylic and PU finishes sit at different price points, and so do lighting and ceiling details.

6. Design changes after approval

Changing the layout after work starts is one of the most common reasons budgets grow. A 3D design reviewed before work begins makes this much less likely.

Five items quotes often leave out

  1. Electrical and plumbing changes: extra points, shifting a sink or geyser.
  2. False ceiling and lighting: sometimes treated as an optional extra.
  3. Loose furniture and appliances: sofa, bed, dining set, chimney, hob.
  4. Soft furnishing: curtains, blinds, rugs, mattress.
  5. Society charges and GST: society deposits, labour and transport rules vary, so confirm with your society and ask whether GST is included in the total.

Two 2 BHK flats of 700 sq ft can need very different amounts of wardrobes, kitchen units and civil work. A per-square-foot rate hides that. It also makes quotes look comparable when they are not. How to compare two quotes fairly

  1. Put both quotes side by side and list the same rooms and items.
  2. Check material, thickness and finish for each line.
  3. Check the brand or grade of hardware.
  4. Check quantities (running feet of kitchen, size of each wardrobe).
  5. List what each quote excludes.
  6. Ask for the payment schedule and the timeline in writing.

A lower total often means a thinner scope, not a better price.
